The most important questions buyers from North America, France, Russia and Spain ask us — answered directly.

Yes — there are no restrictions. US and Canadian citizens may purchase property in Spain freely. You will need a Spanish NIE (tax identification number), which we can guide you through obtaining remotely. The purchase process typically takes 4–8 weeks from reservation to completion. All our listings are priced in EUR, USD and CAD.

New-build properties (like ÓLEO): IVA (VAT) at 10% + AJD stamp duty at 1.5% = approximately 11.5% on top of purchase price. Resale properties: ITP Transfer Tax at 7% in Andalucía. Legal fees, notary and land registry add approximately 1–1.5%. Budget a total of 12–13% in purchase costs for new-build and 8.5–9.5% for resale.

Yes — there are no restrictions on Russian citizens purchasing property in Spain. Spain has not implemented any property purchase restrictions based on nationality. However, international bank transfers and account opening require additional compliance steps. Valentina, our co-founder, provides full Russian-language guidance through the entire process and has specific experience with these practical considerations.

The Spanish Digital Nomad Visa (Visado para Trabajadores a Distancia) allows non-EU citizens who work remotely to live legally in Spain. Requirements in 2026: minimum monthly income of approximately €2,646 (or €4,000 per month if self-employed), proof of remote employment or self-employment, health insurance, and a clean criminal record. Property ownership is not required to obtain this visa but is fully compatible with it. Note: The Golden Visa real estate route was closed in April 2025.

Fuengirola / Carvajal: Excellent connectivity (train to Málaga Airport every 20 min), boutique new builds like ÓLEO, value per m² significantly better than Marbella. Best for buyers prioritising accessibility and value. Mijas Costa / El Higuerón: More elevated, quieter, resort-lifestyle focus with Higuerón Resort. Best for buyers prioritising privacy and resort amenities. Marbella: Highest prestige and price. Golden Mile, Puerto Banús. Best for buyers seeking the most internationally recognised address on the coast or maximum rental income potential.
